Tenant checking
Our stringent tenant checking system includes a 100 point system similar to that used by banks. In addition, we check the national database of the Tenant Reference Australia which has links to other credit control agencies, call the tenant's previous leasing agent as well as confirm their current employment.

Collection and lodgment of bonds
A holding deposit of one week’s rent is paid while the tenant is being approved. A subsequent balance of one week’s rent (if property is on the market for $300) or three weeks’ rent (if property on the market for over $300 per week) is paid prior to the tenancy commencing. An additional bond of four weeks’ rent (for an unfurnished property) and six weeks’ rent (for a furnished property) is collected and held as a bond. All monies and claims are lodged with the Residential Tenancies Authority on your behalf.

Protecting your income
We put a very high priority on collection of rent and do everything we can to ensure tenants fulfil their obligation to pay their rent as it is due. Rental arrears are checked daily and notices served promptly should tenants fail to meet their commitment.

Elizabeth Bay Real Estate recognises that we all have busy lifestyles, so we offer our tenants a number of ways to pay their rent – phone banking, internet banking, bank direct deposit or by visiting the office.

We stay in touch with our tenants and inspect your property(s) regularly to ensure they're being maintained. Comprehensive financial and maintenance reports are provided to you on request via email or post.

Property maintenance
You have invested in property and you require sound monitoring of the condition of your premises. We have a network of trusted trades people who look after all properties managed by us. Any requests for maintenance are documented and progress of repairs is monitored.
Prior to initial occupancy and during our regular inspections, we may advise that certain maintenance is required. You can nominate a limit of expenditure for us to work within. Our policy, should repairs be necessary, is to report directly to you in accordance with our Management Agreement.

If you are unable to be contacted or if urgent repairs are required due to affecting tenants’ health or safety, we will proceed with repairs at our discretion. The cost for any repairs and maintenance under $300 dollars will be approved and undertaken on your behalf and listed in your monthly statement as a separate item.

Rental to be charged
Based on our experience and similar properties rented in the same area, we believe Elizabeth Bay Real Estate is best placed to advise you on the correct amount of rent to be charged.

By setting an appropriate and reasonable amount, we believe that it is more favorable to have a continuing tenancy than a series of tenancies with intermittent breaks. This can occur during periods of low vacancy levels thereby incurring a subsequent financial loss.

Renewal of leases
Leases are renewed to existing tenancies each month as they fall due, with a review of the rents paid regularly compared to the current rental market.

Accounting to landlords
The accounting for end of month payment is closed usually two working days before month end, and payment of monies to you is completed by the first working day of the next month. Payment can be made:

• directly into your Bank Account or;
• sent out with your monthly statement.

All statements have copies of original invoices for repairs (if any) attached to them. We also offer the service of a second copy to your accountant, payment of rates and insurance premiums on your behalf.

Letting fees
A fee equal to one week’s rent is charged for the selection of a tenant for a six month lease and two weeks’ rent for a 12-month lease. This fee includes the agreement to the tenant, the finalisation of bond matters and full credential and inventory checks with tenant and/or owner prior to and at the termination of tenancy.

Property management fees
In most circumstances, management fees are charged at a standard flat rate of 7% on all monies collected.

Sundry charges
A fixed amount of $5.00 per month is charged to cover sundry outlays such as postage, telephone calls, faxes and electronic bank transfer charges, etc. The Federal Government Tax payable on deposits is passed onto the Landlord.

Please note: GST will be added to the above fees and charges.

This agency does not hand out keys to vacant properties. All prospective tenants are met at your property where we are better able to assess the caliber of the person, more effectively sell the benefits of the property and, importantly, maintain security on your behalf.

The placement of classified advertisements in reputable newspapers including the Sydney Morning Herald, and the Wentworth Courier Home Hound.

Rental list
All properties on the Rental list carry a detailed description plus the rental price and the date the property will be available. This list is faxed or emailed to prospective tenants and is also available from our reception area for anyone enquiring about rental property.

Property for lease
The distinctive Elizabeth Bay Real Estate signboard will work for you as a 24-hour advertisement. Our unique "For Lease" signs are one of the simplest ways to inform people your property is available.
